Tucson Market Statistics for November 2015

Its the busy moving season in Tucson as people from all over the country flock to Tucson’s amazing weather!  I know it’s been a bit cold this week, but we really don’t have too much to complain about (see video below) and it’s no wonder why Tucson is incredibly popular as a winter refuge.

With the influx of frost-bitten movers, we’ve seen Natural Days on Market decrease during this month by three days, from 63 to 60.  However, don’t conclude its a sellers market just yet, as Average Sales Price dropped almost 1% from $251,566 to $209,485 and Total Sales Volume dropped by 25%, from October’s $251,340 to November’s $190,421.

One thing to look out for among all the talks about the Fed gradually raising interest rates is to watch how conventional loan sales move going forward.  Last month, our conventional loan sales exceeded cash sales, 34.7% to 32.2%; I will be curious to see how higher interests rates will effect this trend.
