YOUR FIRST MONTH IN YOUR NEW HOME

  • Inspect under all sinks to ensure there are no leaks. (hand tightened drains)
  • Paint touch up all small nicks, scratches. or cosmetic areas. (located under kitchen sink)
  • Review and implement recommendations for your backyard. Stabilize soils in backyard if not already landscaped.
  • Check all doors,  windows to ensure operating properly. Lubricate with silicone if required.
  • Apply a lemon oil based wood protection to cabinets, and wood protection to outside wood gate.
  • Laminate counter tops paraffin wax seams.
  • Test GFCI (ground fault circuit interrupter) outlets for proper operation.
  • Test smoke detector.
  • Check the Air Conditioning filter, change if necessary.
  • Review all Homeowners manuals, note any questions for your fantastic Tucson Realtor.

MONTHLY MAINTENANCE CHECKLIST

  • Check air filters and clean or replace as necessary.
  • Vacuum air supply and air return registers to remove dust and lint.
  • Make sure condensation line on exterior home is not clogged.
  • Clean disposal blades by grinding up ice cubes. Freshen it with baking soda and by grinding up citrus fruit rinds. Do not use melon rinds!
  • Check for cracks or separations in caulking around sinks, bathtubs toilets, faucets counter tops and back splashes, ceramic walls, resilient and ceramic floors, window sills, and any other areas originally caulked by your builder. To repair these areas, use an appropriate caulking compound.
  • Microwave/Range hood clean or replace dirty filters.
  • Test smoke detectors.
  • Clean and/or vacuum slid in glass door and window tracks and weep hole

5 MONTH CHECKLIST

  • Check screws on door lock set and hardware and tighten or lubricate as necessary.
  • Lubricate bi-fold and by-pass doors as necessary.
  • Clean sliding door track and apply silicone spray to tracks as necessary.  Caution: only use silicone lubricant, oil will cause the rollers to deteriorate.  Take necessary steps to protect adjacent flooring from the silicone, as it may discolor.
  • Lubricate moving parts of garage_door. (see owners manual).
  • Check for cracks and voids in exterior caulking and re-caulk as necessary. (paint able caulk).
  • Check exterior painted surfaces for damage and weathering. (paint touch up kit).
  • Visually inspect roof from ground for missing tiles and gaps in flashing.
  • Inspect window screens and repair or replace as necessary.
  • Inspect interior for termites. Contact exterminator to set up termite treatment.
  • Check water supply lines and valves to sinks, toilets, drains.  Hand tighten if loose or leaking.
  • Shower Doors and tub enclosures, inspect caulking and re caulk if necessary. Check doors to ensure proper closure (silicon base caulk).
  •  Clean out faucet aerators, if the flow is reduced, clean aerator screens.
  • Remove water heater sediments following manual instructions.
  • Check sills for caulking cracks or separations and re-caulk as necessary.

10 MONTH CHECKLIST

  • Have HVAC Contractor perform seasonal maintenance check-up. (cost involved)
  • Ensure that air supply registers are not blocked by rug, draperies, and furniture.
  • Check inside attic for signs of roof leaks. Be extremely careful not to damage or disturb electrical wiring or plumbing pipes that may be in the attic.
  • Check drawers and hinges for proper alignment. Tighten and adjust as needed.
  • Test and reset all GFCI (Ground Fault Circuit Interrupter) receptacles.
